Overview

PropertyHub is a centralized property operations platform built for a commercial real estate operator across Florida and Georgia. The operator had no unified system — work orders, vendor contacts, lease events, and maintenance schedules lived across spreadsheets, email threads, and a legacy on-premise application.

What We Built

• Property and unit hierarchy with custom field sets per asset class
• Vendor portal with onboarding, compliance document collection, and work order dispatch
• Maintenance request intake (web form + email-to-ticket)
• Lease event calendar with automated reminders at 180/90/60/30-day intervals
• Manager dashboard with KPIs: open tickets, overdue items, expiring leases

Stack

PHP 8.1, MySQL 8, Redis queue, AWS (EC2, RDS, SES), Twilio SMS.

Outcome

Replaced 14 separate spreadsheets and reduced missed lease events from ~12/year to zero. Vendor onboarding time cut from 2 weeks to 3 days.
